Déjà vu

At first glance, Wastell's housing plans for a subdivision on George Street brings back memories of the late 70's when a developer proposed a housing development on these same lands. At that time, the then Corporation of the Village of Port Stanley insisted that the developer pay for the necessary upgrades to the sewer and water infrastructure in the Village to accommodate the new housing development. Faced with those demands, the developer understandably walked away from the project.

Fast forward 40 years and once again we have another developer with plans to develop this parcel of land, but will the existing infrastructure accommodate this new development? There is a 300mm water main buried under Kettle Creek just south of the lift bridge that supplies water to the west side of the village and the sewage pumping station on Carlow Road across from the public school has just been rebuilt but will there be enough sewer and water supply capacity to support this influx of housing units? Will the hydro substation on Carlow Road have enough capacity for all the new housing? Will a new traffic light be required at George and William Streets? If the utilities are inadequate, who pays the infrastructure upgrade costs?

The coming months will prove interesting to see how this all plays out. Somehow this seems like a sequel to a late 70's movie.
